South Bay From My POV

South Bay is one of those places that just makes you feel good—and that feeling doesn’t really go away, even after twenty years of showing properties there. Manhattan Beach, Hermosa Beach, Redondo Beach, El Segundo: each one has its own character, but they all share that easy, beachy energy that makes everyday life feel lighter. I’ve worked with clients who came out for one showing and decided they couldn’t leave. That happens more in South Bay than almost anywhere else I work.

What I Love About South Bay

The lifestyle is the product in South Bay, and it’s a compelling one. Volleyball courts, bike paths, weekend farmers markets, great local restaurants that have been around for twenty years—it all adds up. Manhattan Beach has the highest price points and that classic beach-town polish. Hermosa is a little more laid-back, more walkable, younger crowd. Redondo has more variety in terms of property type and price. El Segundo is quietly one of my favorite sleeper neighborhoods in all of LA. Whatever part of South Bay you end up in, you’re getting coastline access and a strong sense of community.

Life in South Bay

Day-to-day life here really does feel like a vacation—but the functional kind, where you’re actually living your life. You can walk to the beach, bike to brunch, and still be close enough to LAX and the 405 to stay connected to the rest of the city. Commuting north into LA is a real consideration, and the 405 will test your patience regularly. But most of my South Bay clients come to see that trade-off as very much worth it. Once you’ve lived this close to the water, it’s hard to imagine going back.

My Top Picks

After 20 years of living and selling homes in LA, I’ve built a pretty solid rotation of go-to spots in West LA. These are the places I actually send clients to—and where you’ll probably run into me when I’m not showing houses.

Java Man Coffeehouse

A Hermosa Beach institution in a 1920s beach bungalow. Fresh-baked goods, strong coffee, and the kind of regulars who’ve been coming since the neighborhood looked different. This is what a local coffee shop should be.

Goodboybob

The best specialty coffee in Manhattan Beach, hands down. Small-batch roasting, meticulous technique, clean modern space. My go-to when I’m doing morning showings on the hill side of Manhattan Beach.

Sloopy’s

A Manhattan Beach staple with over 40 years in the community. Sustainable fish, organic coffee, everything cooked to order. It’s the kind of place that never has to try too hard because it’s been doing it right for decades.

Two Guns Espresso

New Zealand-inspired coffee in Manhattan Beach. Their flat whites are the real deal—smooth, strong, and consistent. Great quick stop before a morning walk to the pier.

The Boy and the Bear

A Hermosa Beach coffee shop with real neighborhood energy. Curated beans, expertly made drinks, and fresh pastries that are actually worth ordering. Perfect post-beach morning ritual.

JAPONICA

Sushi, ramen, and izakaya in one spot, with locations in Redondo and Hermosa. Consistently good Japanese food at prices that make sense for the neighborhood. My clients who move here always end up regulars.
